Material Takeoff Services

Eliminate Material Waste & Win More Contracts: Professional Material Takeoff Service Bid With Confidence. Stop Underestimating Your Costs.

Our specialized material takeoff service converts complex construction blueprints into precise, itemized bill-of-materials that protect your profit margins. Whether you need an overall construction material takeoff or trade-specific breakdowns, every linear foot, square area, and unit count is independently calculated and fully editable — giving you complete clarity on material needs before committing to a supplier contract.

Over-Ordering Eats Your Margin. Under-Ordering Stops Your Crew.

Both failures come from the same place: a waste factor somebody guessed at 11 p.m. the night before the order went in. JU Estimating LLC puts a number on every one of those factors and shows you where it came from — so the quantity on your purchase order is a calculation, not a hedge.

What a Professional Construction Estimate Actually Contains

Every component is categorized with exact dimensions, measurement units, and localized material pricing. When a client or auditor asks how your material allocations were derived, the complete justification is documented in your file.

Cost Build-Up

Direct Cost Build-Up, Line by Line

Direct jobsite expenses represent the physical products that build the project: raw materials, specialized assemblies, and heavy equipment support. We organize these metrics cleanly so you can evaluate true material drivers instead of relying on broad historical averages. Need every trade measured together instead? That is our construction takeoff services. Need them priced? That is construction cost estimating services.

Material Pricing & Supplier Quotes

Our material takeoff service matches calculated quantities against real-time vendor pricing for your project location. We generate specialized, trade-specific reports, including complete concrete takeoff service data for structural slabs, footings, and retaining walls.

Units We Price In

Labor Hours & Crew Productivity Rates

Labor requirements are mapped directly against calculated material takeoffs using realistic crew output speeds rather than lump-sum figures. Our material takeoff service adjusts for field conditions, site access, and trade installation complexity across every division.

Rates We Localize

Equipment, Rentals & Operated Costs

From machinery required to place materials to specialized lifting equipment, operational costs are synchronized with your construction schedule. We detail equipment timelines on daily, weekly, or monthly rates so no hidden operational charges surprise you.

Mobilization & Standby

What Our Material Takeoff Services Produce

Four documents, one submission — everything a buyer needs to send an RFQ the same afternoon.

A Bill of Materials Your Supplier Can Quote

A line-by-line BOM organized to CSI MasterFormat, with the spec, grade, size and finish carried across from the drawings and schedules. Each row reads the way a supplier's order desk reads, so nobody has to translate your takeoff into their catalog before they can price it.

Purchase-Unit Conversion for Every Line

Square feet become sheets. Linear feet become sticks, coils and bundles. Pounds become tons and hundredweight. We convert every measured quantity into the unit the material is actually sold in, rounded to real stock lengths and standard package sizes.

Waste Factors Applied and Documented

Every line shows three numbers: net measured, waste percentage, ordered quantity. The factor is set by geometry and material, not by habit. If you disagree with a factor, you can change one cell.

Vendor-Ready Quote Request Sheets

A clean RFQ tab per supplier package, ready to email. Long-lead items are flagged separately so switchgear, hollow metal and glazing get released before the trades that can wait.

By Trade Package

Material Takeoffs by Trade Package

Buy-out happens package by package, so the takeoff is built package by package. Every line carries the spec, the purchase unit and the waste column.

Reinforcing Steel

We read the rebar schedule and bend list, not just the plan, so the order reflects real bar lengths, lap conditions and bend types. Quantities convert to weight by bar size for mill ordering, with accessories counted separately.

What we list for reinforcing steel

Cast-In-Place Concrete and Formwork

Ready-mix converts to cubic yards by mix design and placement, so 4,000 psi slab concrete never gets merged with 3,000 psi footing concrete on the same line. Formwork converts to contact area and to panel, plywood and lumber counts.

What we list for concrete and formwork

Roofing, Flashing and Waterproofing

Roofing converts to squares, rolls and bundles with a factor set by the actual hip, valley and penetration count rather than a flat percentage. Membrane, board stock, fasteners and sealant are listed by the package they ship in.

What we list for roofing and waterproofing

Doors, Frames, Windows and Hardware

Openings are a count discipline, not an area one, so we build the order straight off the door and window schedules — every leaf, frame, lite and hardware set matched to its opening mark.

What we list for doors and hardware

Metal Studs, Gypsum Board and Ceilings

Partitions convert to stud and track counts at the scheduled spacing and gauge, and board converts to sheets in the length that suits the wall height. Ceiling systems convert to grid LF, tile counts and hanger wire.

What we list for studs, board and ceilings

Flooring, Tile, Paint and Coatings

Flooring converts to cartons, rolls or pallets with pattern and directional waste applied, tile to boxes with an attic-stock line, and paint to gallons by system, coat count and coverage rate.

What we list for flooring, tile and paint

Conduit, Wire, Boxes and Devices

Conduit converts to sticks and bundles by trade size, conductors to coils and reels by gauge and insulation type, and devices to a straight count by type and mounting.

What we list for conduit, wire and devices

Pipe, Fittings, Valves and Duct

Pipe converts to stock lengths by size and material, fittings and valves to a counted schedule, and duct to pounds of sheet metal by gauge plus lining and insulation area.

What we list for pipe, fittings and duct

Waste Factors, Applied and Documented

A factor you cannot see is a factor you cannot argue with. Every percentage we apply is written into the workbook next to a plain-English note naming the condition that set it.

Net, Waste and Ordered — Three Numbers, Never Blended

Net measured is what the drawings show, waste is the stated percentage, ordered is the rounded purchase quantity — and the third is a live formula off the first two. Change the middle cell to your own house factor and the order quantity follows without anybody re-measuring a wall.

Where the Factor Moves: Laps, Cuts, Corners and Odd Geometry

Four conditions account for most of it: laps on sheet and roll goods, cut loss where a stock length does not divide into the run, corner and edge trim on patterned finishes, and breakage on units handled by hand. We call each one out by name in the notes column.

How We Document Every Factor We Use

Every percentage we apply is written into the workbook as a value in its own cell, next to a note naming the condition that set it. Nothing is buried inside a formula, and nothing is applied globally to a sheet you have not read.

Typical Waste Factors We Start From

Gypsum board and ready-mix concrete typically start around 5-10%, reinforcing steel 3-5%, and roofing shingles or tile 10-15% — then move with the actual geometry, spec and stock lengths.

Structural, Envelope, Interior and MEP — Every Division We Cover

Four material groups cover almost everything on a commercial job. Here is what defines each one and where the lead time matters most.

Structural Materials

Division 03 and 05 material, ordered the way a mill and a batch plant read it — reinforcing steel, ready-mix concrete and formwork.

Envelope Materials

Division 07 and 08 material, where lead time matters as much as quantity — roofing, flashing, waterproofing, doors, frames and windows.

Interior Finish Materials

Division 09 material, where the package size decides how much you actually buy — metal studs, gypsum board, ceilings, flooring, tile and paint.

MEP Rough-In Materials

Division 22, 23 and 26 material, counted by size and type rather than by run — conduit, wire, boxes, devices, pipe, fittings, valves and duct.

Who Orders Material Takeoffs From Us

Four buyers, four different reasons the order quantity has to be right the first time.

General Contractors Locking Buyout

You have the award and thirty days to lock scope with six suppliers before the schedule of values goes in. A package-by-package BOM lets you send six RFQs the same afternoon and level the responses against one set of quantities.

Subcontractors Ordering Their Own Scope

You know your installation better than anyone; what you do not have is an evening free to convert your own measurements into stock lengths and bundle counts. We do the conversion, you keep the buying relationship — the file arrives unlocked so your factors override ours.

Home Builders Buying by Product Type

When you build the same three plans forty times, the material list is the product. We build a takeoff per plan and per elevation option so your yard release is repeatable and your framing package is consistent.

Suppliers and Distributors Quoting Faster

A set of plans lands on your counter and the contractor wants a number by Thursday. Handing us the set means the quote goes out with your part numbers already matched to the drawing lines, in your own template.

Material Takeoff Services FAQs

Still unsure? Ask us directly, or read the full FAQ.

A material takeoff is a purchase document that converts measured drawing quantities into the units a supplier sells in. It takes the net quantity, adds waste for laps, cuts and breakage, and rounds to real stock lengths and package sizes. The result is a bill of materials you can send out as an RFQ or turn straight into a purchase order.

A quantity takeoff measures what the building needs; a material takeoff states what you should buy. The quantity takeoff stops at 4,200 square feet of gypsum board. The material takeoff applies the waste factor and converts that into 145 sheets of 5/8\” Type X. Same drawings, different question – one is for bidding, the other is for procurement.

Material takeoffs start at $149 for a single trade package. Price is driven by sheet count and package complexity rather than the contract value of the job, so a small drawing set stays at the low end even on a large project. Multi-trade and recurring work is quoted as a package, and high-volume bidders usually move to the monthly plan.

Standard turnaround is 24-72 hours from the point we have a complete drawing set and know which packages you need. Rush and same-day service is available for a fee. If your set is missing a schedule or a spec section, we will tell you within the first few hours rather than let the clock run down and hand you assumptions.

Accuracy depends on the drawings as much as the takeoff. On a complete construction-document set our typical variance runs plus or minus 5-10 percent, and every line is traceable to a sheet and a detail so you can check any number yourself. On schematic or incomplete sets we say so up front and flag the assumptions instead of burying them in a total.

It is set per line from the geometry and the spec, not applied as one blanket percentage. Gypsum board typically starts around 5-10% and roofing around 10-15%, but a cut-up hip roof or a diagonal tile layout pushes higher and a long uninterrupted run pulls lower. The factor and the reason both appear on the sheet, in their own columns.

Yes – that is most of the value. We round every line to the stock length, sheet size, bundle, coil, roll or pallet your supplier actually carries, and we choose the size that minimizes cut loss for the condition on the drawings. Where a cut list would save material, we include one alongside the order quantity.

No. A material takeoff carries quantities, specs and purchase units – it deliberately stops short of dollars so you keep your own supplier pricing and discount structure. If you want the package priced, our cost estimating service adds unit rates, installation, general conditions and markups on top of the same quantities.

Yes. Send us a catalog, a price book, a past order or an export from your purchasing system and we will map each line to your SKUs or part numbers, in your own column order. If you have a BOM template your yard already works from, we populate that template rather than handing you a new format to reconcile.

Yes. Where the specification names a basis-of-design product and permits equals, we list the alternate beside it with its own purchase unit and quantity so you can price both and choose on lead time or cost. If you are pursuing a formal substitution request, we will run the affected lines a second way and label them clearly.

An unlocked Excel workbook with live formulas, a CSV structured for import into your accounting or ERP system, and a marked-up PDF of the plan set showing where each quantity came from. Exports work with QuickBooks, Sage and Procore. Nothing is locked, password-protected or delivered as a flat image.

Yes. Sample files are published in our samples library so you can see the column structure, the waste treatment and the markup style before you send anything. If you would rather see your own drawings in that format, send a single sheet and ask for a sample line – we would rather you check the format than take our word for it.

Yes. We sign NDAs on request, and your drawings, quantities and supplier information stay confidential as a matter of course. We do not share, resell or reuse a client’s plan set, and we do not take on two competing bidders for the same package without telling both.
